I want to know when buying a house, say for $500,000, what percent of it is the roof, electrical, frame, windows, garage, plumbing etc. ie. 200k for frame, 20k for electrical, 30k for roof etc.
(those numbers were just completely made up, i was just giving an example)

Help With Buying A House?

My husband is in the Army and has been for 15years, we are ready to buy a house. Im confused with a few things. Do we pay for the appraisal upfront or is this included in the mortgage fees… we were told that we didnt need an inspection because our house is brand new and was just finished being built 3 weeks ago, should we go ahead and get an inspection anyway? We were told theres a home warranty on the house. We are using our VA loan so we wont have to have any money down, except for the earnest money.

The house has mold problems the & previous owners had to move out. Now it is on the market & the price is approximately half of what it would be if it had no mold. As far as I’ve learned, there are no other problems such as foundation, roof, electrical or plumbing that could be considered as costly repairs. The appliances will need updating and electrical fixtures also. The bathrooms also need updating. I don’t know the source of the mold and can’t seem to find out. The lender now owns the property because the original owners could not keep it and do the repairs required by law. What do I do to correct the mold problem if I purchase the house & will I need bio hazard people to get involved? What will be my cost for this? I’m new at flipping with some building experience & do not want to make costly mistakes. I don’t want to be discourged but helped with a solution. I was sick & could not maintain my job. Now my family & I need this job. At 54 it is extremely difficult to get a new job.

I have a question regarding what legal recourse, if any, I might have regarding faulty disclosures on a house I am buying in California.
We made an accepted offer on a home in the city of Seal Beach which had listed on the MLS as having central air-conditioning. Moreover, both the Seller’s disclosures, as well as the appraisal report listed the house as having central A/C. However, during our inspection we found that the home does not have A/C and the Sellers and their agent have told us that this was just an oversight on their part.
We tried to get them to credit us for the partial cost of adding A/C to the home, but they have said no.
My question is do we have a legal claim against the Sellers or their agent for the fact that they mislead us on the state of the home and are not willing to do anything about the issue? We still are going to buy the home, but would be willing to take them to court if we felt we had a case here.

im planning on buying a car from a private seller soon.i live in new jersey and the car is also located in jersey as well.once i pay him the money,he’ll give me the title for the car.But how do i drive the car home without license plates?where do i go to get temporary license plates for my car so i can drive it home?also,the car has a nj inspection sticker on it already and it’s good till 2010 but do i have to get it checked again once i buy the car?

we have a septic tank. The previous homeowners indicated that they were on city sewer and that there were no known problems. The first week (excuse me, day!!!) we started experiancing plumbing problems, which led to the discovery of a septic tank. Who is responsible for fixing this problem…us, old owners, or the real estate agent?

I will be buying a house soon and would like to hear any helpful advice you may have to offer. Your answer can relate to any aspect of purchasing a home (i.e. financing, inspections, etc.)

I came across a house and over a acre of land for roughly $5000 and the owner may sell it land contract. The house for the most part is structurally sound. But it needs alot of work done to the inside wiring,plumbing, etc. The house has been empty many years a friends grandfather lived there. My questions are if i would buy it land contract what all does that involve? Do I need to have a title search done? Do I have to hire an attorney? I have never purchased anything on land contract just wanting to know what to expect and what to watch out for. Also would like to know if there is any hidden costs and if so what? and how much?

I plan on buying a house in Alabama that costs around 150,000 to 250,000 and brick that is fairly new and less than 20 years old.
I am going to hire an inspector, but how do i know which inspector is the best and won’t miss things out?
I know i should ask about electrical system(but what about it…?), roof age, a/c&heating, plumbing, and termites, but what am i missing from the list?
Any serious tips and advice would be super helpful.
