ork, plumbing was a mess. He didnot have it inspected before he bought it. But aren’t the seller obligated to disclose any thing like this? Also he was not informed that the house had not been lived in for six years.

What could this be, and should we have it checked? It’s always made noise after we use any hot water (it’s been a couple years I think) but it seems like it’s getting louder. Any thoughts on what it could be? It’s a loud thumping, kinda like the sound a washer makes when unbalanced.

we have a septic tank. The previous homeowners indicated that they were on city sewer and that there were no known problems. The first week (excuse me, day!!!) we started experiancing plumbing problems, which led to the discovery of a septic tank. Who is responsible for fixing this problem…us, old owners, or the real estate agent?

I was in the process of purchasing a home in North Carolina. The inspection revealed issues and I sent emails to my realtor stating that until the seller addressed my issues and concerns because i already paid out $750.00 for inspections and I did not want to pay for appraisals and surveys until he committed to fix the issues. This went back and forth for weeks and i have emails to prove this. Finally on 10/28/09 the seller addressed my issues via email thru the realtors and i said thank you and advised my realtor that i will get the process moving as quick as I can. I had the assessment done on 10/31/09 and informed my realtor who advised the seller that we would close the day after thanksgiving. He said he wanted an exact date and my realtor advised me, i said it would be day after thanksgiving but to be on the safe side, the mortgage company will let me know definitely as soon as the results came back from appraisal. on 11/2/09 I advised my realtor that it will be day after thanksgiving and he said we needed to extend the contract date. the original date was 10/20/09 and sent me a form to fill out and send back to him which i did. on 11/3/09 i got an email from my realtor stating the seller was going to back out and return my deposit. If the seller was going to back out due to the extension why did he make me do the appraisal and spend more money and why did he not mention this in his email to me on the28th which was 8 days after the compliance date. He led me to beleive all was ok. I questioned my realtor and he said he found another buyer so he is backing out. They sent me a document to sign that says we mutually agreed to terminate and earnest money will be returned. I refused to sign. Can the seller do this, can i take legal action. I want to move forward with the deal.

I have a new installation of a shower head, plumbing pipes and valve. Everything works well, no leakage, good pressure and no leakage when closing the handle. The problem comes later, after a few minutes, it will leak at about 1/3 open and for about 1-2 minutes. Then it shuts off for good until next shower.

We just moved into our new house less than 2 months ago and are have a housewarming party this afternoon. The house we are renting is less than 3 years old but apparently has some plumbing issues. Last week we had the upstairs bathroom flood all the way through the carpet and into a downstairs bedroom. Obviously there are major repairs and issues that are in the works with the landlord. However the carpets are primarily dry and the visible flood damage has been cleaned. Seeing as how many guests will be traveling along distance for this party I couldn’t cancel. Everyone is aware of the recently flooding issue but I was hoping to not have it Impact the party too much. The one major problem is the odor from the carpets and ceiling insulation. Is there anyway to deodorize the 2 bedrooms and have a fresh scent at least through the party? One of the rooms is my daughters and I don’t want strong perfume smells but I do need to get rid of the damp/musty smell?

Downstairs apt had bathroom poop water dripping down from restroom fan. Catching remaining drippage caught in plastic bag. Even I was surprised when maintenance confirmed it was what I thought. Didn’t clean up, I did. Then I asked for sanitation of the interior wall area with a spray or something. Sent immigrant back he told me it wasn’t leaking anymore. Property Mgr apologized and told me he should have and will come with a certain agent to sanitize. He came back with WD-40!!!! I asked it about that, said he was going to use that while they waited on the product they needed to arrive and would come back. Took fan down cleaned it this time after spraying area inside ceiling after poop plumbing problem with WD-40. Disturbing.

They were scheduled to come out SATURDAY…but NO SHOW..so i called them again..the girl said..I was NOT on the schedule…(I was livid by then)..I have NO HOT WATER!!! SO I put a stop payment on the check which was for $259.00…not $1200.00 as he quoted..I thought they were trying to rip me off and it is still not fixed…I faxed over why I put the stop on and I wrote to LA where i was suppose to write to cancel within 3 DAYS…….What will happen???.I am sure the main office notified them…but they called me…I did not return the call….IN THE PLUMBING BUSINESS PLEASE ANSWER with the truth please!!!

My water heater is old (20+ yrs) and will need replacement soon. I just do not have funds right now. I’m taking shorter showers, but I seem to notice a soft hissing after I bathe or run the dishwasher. Is this normal? It may have been making these sounds before and I just didn’t notice. But now that I’m on guard more I hear it.
Also, can the unit “explode” or will it just die out and stop working?

After the noise occured, took the car home, popped the hood and noticed the old belt had split down the middle. next day got the belt replaced, got back on the highway accelerated almost full throttle and the noise came back, for about 20 seconds then just cut off.
It’s a high pitched almost winding noise that get louder as the revs increase and quiets as the revs decrease, almost sounds
electrical. kind of bizarre and freakin me out. thinking of taking to a dealership for an inspection. hope its not major.
