Landlords Responsibility?? Houston, Tx?

Who is responsible for providing the county with the As-Built Certificate and Elevation Certificate of a mobile home? I moved into my mobile home in 2006. My in-laws purchased the mobile home owner to owner. The mobile home was already sitting in a lot and was tied down. I thought everything was ok.The only rent I had to pay was for the space I was renting. When we moved in our electricity was connected to the light pole that ran the water well. I recently called Center point and asked what I needed to do in order to get my own light pole. They advised me that I had to get permission from the county and gave me a number to call. I called the county and gave them my address. The advised me that they could not turn on power to my mobile home because there were two certificates missing and the final inspection had not been conducted by the county. I do have a copy of the permit that was sold to the landowner in his name. The permit was for development of a manufactured home. It’s my understanding that the mobile home should have never been put down until the final inspection was made. Am I correct??
Is there a website with Tenant’s rights??

Plumbing Leak-kitchen Sink - No Breaks/cracks????

Kitchen sink has issues. We had a crack in the garbage disposal so we replaced the garabage disposal - there were no cracks in any of the copper pipes. Ran tests and no leaks. Three weeks go by fine and now there is a soaked rug in front of the kitchen sink again. No cracks in new disposal, not over-tight on connections. Ran water in both sides of sink - no leaks or any backflow issues. Ran dishwasher - no leaks. Not sure where to go now. We’ve thought about condensation as this is an exterior wall to the house, but it seems there is way to much wetness to be just condensation. Suggestions?

Want water for dish and hand washing, not boiling ! Assumed to be electrically heated.

The Highest Quality Bathroom Faucets

If you are looking at your bathroom and thinking which it desires a complete makeover, maybe some smaller, fewer expensive changes would suffice. For example, choosing the right loo taps to tie them in to the alternative accessories plus overall style of the area could update the area, without the in depth charges concerned in redoing an entire bathroom.

These days, there are all types of bathroom faucets offered to the shopper, regardless of what type of budget they can have. The client can select from finishes that include chrome, nickel, gold, copper, brass, or stainless steel. But it does not end there! Inside every class of finish, there are numerous finishes such as polished, antique, brushed plus more.

Furthermore, there are thousands of designs to choose from inside each finish. For example, classic, fashionable, recent, antique, etc. As you can see, the choice is limitless solely to 1’s imagination, style plus budget. Dependent on taste plus alternative factors, including the predrilled holes during the sink, faucets come in 1 piece or 3 items, the latter typically being extra expensive.

In addition to which, faucets have come back some distance with styles which simply leave individuals in awe. They are now not simply a faucet, but a work of art that could be meant to be an extension of the homeowner.

From there, you are able choose from stationary pieces to swivel spouts plus everything in between. When purchasing faucets look for a high quality name to start with, then look for the style that goes together with your existing sink plus overall bathroom, keeping in mind the rest of the fixtures, handles, and other hardware that’s visible to everybody who uses the area and try to stick with the identical finish all around.

Tying the area along is vital to getting a successful look. Mixing finishes such as gold, silver, antique bronze plus others are just a disaster during the making. It’d purely make a room appear unprofessionally finished. Thus, select your bathroom faucet wisely.

When transforming a bathroom one of the various queries you’ll must answer is what type of enclosure you need around the shower or tub. You need a few way to keep the water within to prevent harm the floor plus walls around the bath or shower. There can be a few other choices that you’ll have together with the installation of sliding shower doors.

Sliding shower doors consist of a pair of doors that move on tracks that are put in on the high plus bottom of the entrance to the shower. They are able to either be installed on the bottom or on good of a bathtub. To open the doors you slide 1 door in front of the other. These doors can be created from a variety of materials together with glass and acrylic. They are able to either be clear or opaque depending on the level of privacy you need for the shower. The tracks come in an exceedingly diversity of metal finishes to match the rest of the accessories within your bathroom.

These doors are both sensible and decorative. Sliding shower doors are extra effective than shower curtains at keeping water off your toilet floor. They are also miles extra durable. Sliding shower doors are even miles additional engaging than the majority of shower curtains plus may help to extend your home’s resale value. They are positively considered an upgrade from cheap shower curtains. They are already on the market in numerous other designs and sizes therefore you should be able to attain one that is the excellent complement to your loo décor. The handles on the doors may even be used as towel bars.

Showers with narrow openings aren’t a good place to install sliding shower doors. There must be enough room for the 2 doors to square facet by side and 1 to push behind the other to form an opening. They may perhaps also not be your best choice if you have got small children because it may make it troublesome to keep track of them during the tub.

help please!

As alot of you probably already know, my husband and I live in an apartment. I just got a notice saying that the Landlord (or his lacky’s) will be conducting an inspection on all the apartments in the next coming week, regardless of whether we are home or not.
It states, “If you’re not home, we’ll just let ourselves in and there’s no exceptions.”
We are paying tenants and I think this is an outrage! In Australia, we have more rights…if they come by and it’s not convenient for you, they simply have to come back when it is. The rules are totally different here and I’m wondering if this is common practise, or if they’re just taking it upon themselves and making up their own rules……any feedback on this will be appreciated.
Many thanks.
