I have an extra bathroom that I rarely use.
The other day I tried to take a shower in there. The hot water came out fine, but when I tried to turn on the cold water, it only dribbled out!
There are no other plumbing problems in the house.
Any ideas as to what’s wrong? Why wont the cold water come out?

What are a few things to make sure that I do BEFORE I sign the contract on a home purchase other than getting a home inspection??? ALSO………. Should I EVER offer full asking price on a home that I like???? Or do I Bid lower?

Return On Investment For Apartment Upgrades?

Question: How much can we spend on the individual apartments to accomplish a 25% return on investment.
Facts:
We have a recent rent survey which gives the following info on our apartments
Single rent is $925
1 bedroom, range is $1100 to $1515 and the average is $1260
2 bedroom range is $1380 to $1700 and the average is $1490.00
To be safe and because the higher rent is from superior buildings, I suggest that we aim for 87% of the high as our target after upgrade.
Presently we are getting $875 for single, $1125 for one bedroom and $1350 for 2 bedrooms.
Up grade target is granite tops, new sinks and faucets and install dishwasher and wall air and ceiling fans.
Cabinets have to be either modified or replaced to accommodate dishwasher.
The breakdown is 4 singles, 30 one bedrooms, and 6 two bedroom
So, once more, the question is how much can we spend on each apartment to accompplish a 25% return on investment for the upgrades?

My guess would be city hall. They usually have blue prints of plumbing or layout of buildings in the city.

Water Heater Woes Please Help?

I’ve replaced the thermostat on my water heater, but it didn’t seem to help. Since I already have the element as well, I decided to replace that. My issue is with draining the tank. I’ve turned off the breaker, turned off water at the water main, and turned on a hot faucet to prevent the vacuum. I connected a water hose and opened the drain valve… nothing seems to be going through the hose, so I disconnected the hose and slowly turned the valve. I got a few drops of water, but nothing continuous. What am I doing wrong?

My dad wants to know,
When a water heater’s water is black, do you completely change the water?
Also, does it affect the amount of heat? The family renting the 1st floor of the house is complaining that there is not enough heat.

Plungers with the name of the company on the handle.
A) Everyone can use a fresh plunger, and they’re cheap.
B) When the plunger doesn’t help, they’ll have your name at the ready!

Plumbing Pipes Rattle?

When a tenant flushes toilet and when bowl fills w/ water, seems like shower pipes rattle. And I have strapped the pipes in unit upstairs.

We recently bought a HUD house and the inspection done by HUD was ok, they said the pipes help pressure when air tested but that ice blockage in the line prevented it from being inaccurate. Do you think we are in a world or problems with this house

Can they legally do this? The unit works just fine and it just passed a home inspection from the person going to buy it. If the sale of my house falls through because of this, can I sue the HOA and the Management company?
