Where Can I Find A Property Inspector?
If I am buying a house and I want to have someone come in and inspect the property, who can I contact? I’m not looking for an appraisal, I just want someone to come in and inspect the property to make sure the roof, foundation, plumbing, etc. is good before we go through with buying the house.

You should check the Yellow Pages for Home & Building Inspection Services. There’s usually an extensive list there. You want someone who is either NAHI (National Association of Home Inspectors) or ASHI (American Society of Home Inspectors) certified. Anyone can claim to be a home inspector, and some are much less thorough than others.
Do Not ask your Realtor for a recommendation of an inspector; the Realtor has a vested interest in completing the sale (his/her commission) and, therefore, a conflict with Your interest and could very well recommend someone who will just say whatever the Realtor wants.
If you want an outside recommendation, ask the Home Loan Officer of the Bank or Mortgage Company that will carry the mortgage on the house when you buy it. They dont’ want to see you stuck with a house that They will get stuck with if anything negative happens.

I looked at 65 before I found one when I bought. You can imagine the expense I would have incurred if my inspector hadn’t taken me aside after the failed inspection of the first house and told me what to look for that would tell me to forget about buying a particular house. When I finally found one that passed that test, I contacted him for the second inspection I paid for, and That house passed A+.
Your Realtor should have people s/he uses. Or use the yellow pages.
