The bussiness does plumbing heating and air condtioning in the chicago area. once I find out the name or classification of who does this then I can proceed.

Consider talking to your bank, credit union, or savings and loan. If real estate is part of the business, consider taking to a real estate broker(not a real estate agent). You may also may want to talk to a business insurance company, they often will have appraisers that will perform this function outside of their normal working hours.
My experience is that real estate brokers will often over value a business and financial institutes appraisers will be more Conservative.
